  • Landlords
    • Can I rent my property furnished or unfurnished?

    Decision is yours furnished or unfurnished.  However, Tenants will decide what they want. 

    If you include white goods in good working condition, Tenants usually favour these


    • What legislative safety measures do I need put in place?

    Annual Gas safety checks 

    PAT test electrical equipment

    Energy performance Certificate (EPC) is required – valid for 10 years

    Smoke alarms – preferably connected to mains power


    • What services do you provide?

    Finding Tenants – security checked, ensure solvency

    • How do I prepare an Inventory document?

    We can help you with this.  It is very important to have one in place, very useful to check at the end of Tenancy


    • Can I hold the Deposit payment?

    Yes, but it is advisable to use a third-party deposit holding scheme.  It protects both you and the Tenant in case of Landlord insolvency. 



  • Tenants
    • Do you have furnished and unfurnished properties?

    Yes, we have both. Some include white goods that are in good working condition and electrically (PAT) tested for safety


    • Do properties come with safety certificates?

    Yes, we ensure that the Landlords have performed the legislative safety checks.

    • Can I redecorate the property?

    This will be included in the Tenancy agreement if you can or cannot.

    Always best to ask the Landlords


    • What are other costs apart from the agreed rent?

    Once both your offer is accepted, a holding deposit is payable.  It can be a week’s rent.  This is then deducted from the first month’s rent.  

    In addition, a Security Deposit is required.  The Landlord will agree the amount with you.  This will be deposited in an approved Tenancy Deposit Holding scheme.
